SAT-NS
Building Astana’s Next Generation of Urban Living

Since its establishment in 2008, SAT-NS has grown into a significant name in Kazakhstan’s residential development sector. According to company information, the developer has delivered more than 2.5 million square metres of residential and commercial real estate, including more than 42 residential complexes and five business centres, creating homes for more than 27,000 residents. Its development activity has been particularly focused on Astana, including the rapidly developing Nura district on the city’s left bank. The company’s approach extends beyond constructing individual apartment buildings. SAT-NS describes its development philosophy as comprehensive construction, combining housing with infrastructure, landscaped areas, mobility, recreation and everyday services to create what it calls a “city within a city.” Its current portfolio includes Abai City, Respublika Towers, Respublika, Park City, Delta, Eleven and Four Seasons. For residents, this approach is reflected in private courtyards, designer entrance halls, landscaped spaces, parking facilities, security systems and proximity to schools, shopping, healthcare and leisure destinations.
Building Beyond the Apartment
For SAT-NS, the concept of residential development extends beyond the private living space. Its projects incorporate features such as designer entrance halls, landscaped courtyards, pedestrian areas, recreational spaces, parking and digital security technologies. Three-metre ceilings and enlarged windows are among the architectural features highlighted across the company’s developments, while smart security systems, electronic access controls and Face ID technologies add a technology-oriented layer to residential living. The company also places emphasis on family-friendly outdoor environments. Enclosed courtyards, playgrounds, green spaces and pedestrian-oriented areas are incorporated into its residential concepts, creating spaces where residents can spend time outdoors without leaving their immediate neighbourhood.

Sustainability & Modern Construction
Environmental considerations form another part of SAT-NS’s development philosophy. The company states that it received the 2025 Green Awards in the “Green Construction Leader” category and has implemented OMIR standards and energy-efficient technologies. Its Four Seasons residential complex has also received a Silver environmental certificate. This emphasis reflects a broader movement within contemporary residential construction in Astana, where energy efficiency, landscaping, environmental quality and comfortable microclimates are increasingly becoming part of the planning process.

Abai City
A Residential Quarter Built Around Community
Located on the first line of Uly Dala Avenue in Astana’s Nura district, Abai City. Mahabbat combines contemporary residential architecture with pedestrian-oriented public spaces. The project is positioned as a comfort-class residential quarter and is designed around the idea of creating a calm residential environment within the city. SAT-NS currently lists the project with completion scheduled for the first quarter of 2027.One of its defining features is a private pedestrian alley, conceived as a landscaped public space where contemporary design is combined with cultural references. The development also provides private, car-free courtyards, recreation areas and landscaped surroundings. The project’s residential infrastructure focuses strongly on security and convenience.

Apartments are equipped with Face ID access and electronic locks, while child-safety features include window-opening limiters and protective elements. Designer halls, modern lighting and considered navigation are intended to create a consistent architectural experience from the entrance to the apartment. Abai City also benefits from its location: SAT-NS states that more than 40 infrastructure facilities are located nearby, while Khan Shatyr is situated across the road. Apartments feature three-metre ceilings and large windows, contributing to natural light and a greater sense of space. Engineering provisions include heating radiators, internal water and sewage connections, electrical wiring to the apartment panel, electricity meters and hot- and cold-water meters with radio modules. Telecommunications infrastructure is also incorporated into the building systems.

Respublika Towers
Connecting Residential Life with Nature
Respublika Towers represents another dimension of SAT-NS’s district-development strategy. The project is positioned close to Astana’s emerging natural eco-park around Lake Taldyköl. A pedestrian promenade of approximately one kilometre is planned between the residential neighbourhoods and the park, creating a direct relationship between residential life and open space. The development incorporates designer entrance halls, secure landscaped courtyards and contemporary access-control technologies. The residential environment includes electronic access systems, video surveillance and Face ID intercoms. Parking is another important component. The project information specifies 755 parking spaces, while underground parking provides weather protection, surveillance and direct access towards the residential entrances. Storage facilities are also planned at basement and underground levels for seasonal belongings and household equipment. Its surrounding educational infrastructure adds to the family-oriented character of the project. Nearby institutions identified by SAT-NS include Binom School, Future School, Quantum STEM School and Gymnasium No. 78, alongside additional schools.

Respublika
Creating a “City Within a City”
The Respublika residential project follows SAT-NS’s broader philosophy of integrated neighbourhood development. Rather than treating the apartment building as an isolated structure, the concept incorporates infrastructure for education, recreation, movement and everyday services. The project is connected with the natural eco-park around Small Taldykol, with a pedestrian promenade providing an important recreational element. The surrounding district is planned to combine green areas with residential and commercial functions. Residents benefit from closed and landscaped courtyards, electronic access control, video surveillance and Face ID intercoms. Underground parking provides additional convenience, with direct access to the residential entrances, while storage areas offer dedicated space for seasonal belongings. The project’s location also places residents close to educational facilities, shopping destinations and other city infrastructure. SAT-NS highlights the convenience of reaching Khan Shatyr and central parts of Astana, while three-metre ceilings and generous glazing are among the residential design features. Engineering systems follow the same standards outlined across the company’s projects, including heating radiators, water and sewage connections, electrical infrastructure and metering systems.

Park City
Residential Comfort with Inclusive Spaces
Park City is located in one of Astana’s actively developing districts, where SAT-NS aims to combine urban accessibility with natural surroundings. The project is positioned near shopping facilities, schools, kindergartens and medical institutions, making everyday services accessible from the residential quarter. The development’s design places particular emphasis on inclusive courtyards and family-oriented outdoor areas. SAT-NS describes Park City as featuring inclusive children’s playgrounds and landscaped spaces, creating an environment intended for residents of different ages and abilities. Designer entrance halls form another key feature, with clean architectural lines, quality materials, modern lighting and clear navigation. The residential environment is complemented by pedestrian areas, green spaces and recreational zones. The apartments incorporate essential engineering infrastructure, including heating radiators, internal water and sewage connections, electrical wiring to the apartment panel, electricity meters and hot- and cold-water meters with radio modules. Telecommunications infrastructure is also provided within the building system.
Infrastructure as Part of the Architecture
Across its developments, SAT-NS places infrastructure at the centre of residential planning. Its stated comprehensive-development methodology is designed to integrate housing with green areas, transportation links, schools, retail, healthcare and recreational facilities. This strategy is particularly visible in the Nura district, where many of the company’s projects are concentrated. Residents have access to major shopping and entertainment destinations such as Khan Shatyr, educational institutions, medical centres, supermarkets, restaurants and cafés.The emphasis on landscaped and private courtyards is equally significant. Instead of leaving outdoor space as an afterthought, SAT-NS integrates pedestrian alleys, green areas, recreational zones and secure courtyards into its residential concepts.

Engineering, Security & Everyday Convenience
The residential experience is supported by practical engineering solutions. Across the projects reviewed, apartments are provided with heating radiators, water and sewage connections, electrical wiring, metering equipment and telecommunications infrastructure. Improved pre-finishing options are also available in selected developments, allowing residents to continue interior work from a prepared base. Security has become another defining component. Electronic locks, Face ID systems, controlled access, video surveillance and enclosed courtyards are incorporated into several projects. In Abai City, child-safety measures extend to window-opening protection, reflecting the growing importance of family-focused residential design.

A More Integrated Model of Urban Development
SAT-NS’s evolution reflects a wider transformation in Astana’s residential market, where buyers increasingly look beyond apartment size and finishing. Location, accessibility, green spaces, security, parking, educational facilities and recreational infrastructure have become important elements of residential value. The company’s current projects demonstrate this shift. Abai City focuses on pedestrian spaces and community-oriented living; Respublika Towers integrates housing with the emerging eco-park environment; Respublika develops the “city within a city” concept; and Park City combines accessibility with inclusive outdoor spaces. Together, these projects illustrate SAT-NS’s broader contribution to Astana’s changing urban landscape: residential development conceived not simply as a collection of buildings, but as a connected environment for living, working, raising families and participating in city life. The developer’s current portfolio places particular emphasis on comprehensive neighbourhood development, contemporary architecture, green areas, infrastructure and technology-supported security—features increasingly defining the next generation of residential communities in Kazakhstan’s capital.
